This month, let’s walk through creating an effective marketing message for your target audience, whether they be buyers, sellers, joint-venture partners, fellow investors, whoever! However, in the case study, our copywriter will be ChatGPT!

In previous months, we introduced you to concepts like, the “Sales Cycle”, mind maps and a 3-tiered model to get clients from A (problem) to Z (solution). With this higher-level thinking, we are going to craft our message using emotionally-weighted vocabulary. We will ask OpenAI to engage our target audience from our Facebook ad to our website landing page with a reinforced and consistent message using its behavioural, demographics and engagement metrics to trigger a call-to-action.

And what did OpenAI say, in summary? “This version is likely to resonate well with potential registrants interested in real estate investing and looking to improve their cash flow while reducing costs.” But there was another problem! We were now getting clicks, but not website registrations...

While updating the new courses and formulating the advertising campaign, the website copy had remained unchanged. Take note! There was an obvious disconnect between the Facebook ad and the immediate website title and subsequent text! Your messaging must be consistent every step of the way, progressively evoking a subconscious affirmation, otherwise you’ve lost them. Goodbye!

You would pay a copywriter much for this breakdown analysis, if you wish to remain scripted! Here’s a summary of the landing page review: “Your headline effectively highlights the urgency and relevance of your message. The body paragraphs effectively convey a sense of urgency and highlight the potential risks associated with being overly dependent on the banking system for real estate investment.” Now, start applying your own entrepreneurial methodology that works for you!
