The Simplest, Easiest Way to Profit from Property
What if the biggest obstacle to completing your first property transaction is not a lack of knowledge, but the way you approach the opportunity?
That is one of the central themes of this month's video, where I was joined by Rajesh, an inexperienced property investor who, despite attending several training courses, had yet to complete his first transaction.
Our discussion explored why learning more strategies does not necessarily bring you any closer to doing your first deal. And why a different way of thinking, communicating and learning might offer a much simpler route.

Video Presentation
1. Left Brain, Right Brain — Are You Using Both?
All very logical, analytical and sequential. But property transactions involve people, not just properties.
People make decisions influenced by their circumstances, emotions, aspirations and concerns. Understanding those influences requires something beyond technical knowledge.
During our conversation, Rajesh reflected on his own tendency towards analytical thinking and how an earlier training experience had helped him recognise the importance of imagination, intuition and emotional communication.
Knowing how to structure a transaction is one thing. Being able to communicate an idea that someone else can relate to is quite another.
And that distinction brings us to the next stage.
2. Getting Your Foot in the Door — The Path of Least Resistance
But what if we reversed that process? Instead of beginning with a strategy, we begin with a relationship, a conversation and an understanding of someone's circumstances.
You cannot offer a solution until you know the problem.
In the video presentation, we explore how approaching people differently can remove much of the friction before it ever develops. After all, why take the most difficult route when a simpler one is available?
And once that door is open, the next question becomes: how do you turn understanding into practical experience?
3. Learning and Doing — At the Same Time
But the moment you get on the bicycle, everything changes. You are no longer learning about riding. You are learning by riding. And having someone alongside you, providing guidance as you gain confidence, makes the experience considerably easier.
Why should learning property investment be any different?
In the video, we explore a surprisingly simple starting point involving people we already know, their circumstances and opportunities that might exist close to home. No complicated strategy to master before getting started. Just a practical opportunity to begin putting the pieces together.
Learning and doing at the same time, rather than treating them as two separate activities.
From Thinking to Communicating to Doing
First, recognise that technical knowledge alone is insufficient. Then learn to communicate in a way that reduces resistance. Finally, put that understanding into practice while continuing to learn.
The video takes these ideas further, using practical examples to demonstrate how an inexperienced investor might approach that first transaction without unnecessary complexity.
